The ACT Planning Strategy (2012) recommends a series of strategies across the ACT that support a more sustainable city. Town centre urban intensification is one of these initiatives, and Belconnen has benefitted from this focus.

Belconnen is home to nearly a quarter of Canberra’s population, as at the 2016 census it was the most populous district in the national capital. Urban intensification has seen the construction of additional residential options in the town centre itself and people are choosing to live in Belconnen over competing locations because of the comprehensive amenity.

The list of attraction is long, there’s Belconnen Westfield, Belconnen Fresh Food Markets, car dealerships, a public library, swimming pool, bus interchange, a health centre, town parks as well as Lake Ginninderra. Belconnen’s appeal hasn’t just been for residents. Belconnen is also home to several Federal Government departments, including the Department of Immigration and Border Protection, the Australian Bureau of Statistics and the Australian Communications and Media Authority.

Not often do large office spaces become available to lease in Belconnen. Recently released to the market, is 6,120sqm of A-Grade office space in ABS House at 45 Benjamin Way across from the Westfield Belconnen shopping mall.

“This space offers a like new working environment,” said Colliers International Director Office Leasing, Michael Ceacis. “45 Benjamin Way’s stunning architectural design includes a full building height atrium, through which natural light streams in.”

“A-Grade office space is tight across Canberra, so accommodation of this type does not become available every day.”

The tenancy includes 873sqm (as office or shopfront) on the ground floor and a full floor of 5,246sqm which can be split it up into smaller tenancies of approximately 2,600sqm each.

“Highly efficient floorplates are designed to facilitate workplace productivity and connectivity,” Mr Ceacis explained. “The building has modern end of trip facilities and a dedicated on-site café. The retail amenity of Westfield, Ginninderra Lake and its surrounding cafes and restaurants, and public transport interchange are all just a short stroll away.”
