With one of the most impressive and unique building entries in the Adelaide CBD, we wanted to know what motivated the stunning refurbishment at 95 Grenfell Street. Georgia Turner, Executive at Colliers International, and Christopher Redmond, one of the Directors of Chesser Properties, sat down to talk about his impressive building.
What prompted your commitment to the extensive refurbishment on 95 Grenfell Street?
“95 Grenfell Street is situated in the heart of the Adelaide CBD and, because of long and stable occupancy, it needed a refresh to position it to meet future occupier needs.”
What was prioritised? What aspects where considered most important?
“First priority was efficient service delivery and maintaining comfort conditions which was addressed with a mechanical services upgrade and focus on sustainability objectives such as NABERS. Subsequent to that it has all been around the people and organisations using the facility. Bathrooms, disability access, lift services, bicycle end of trip facility and the major ground floor entry statement have progressively transformed the building’s environment and image. 95 Grenfell Street now meets the highest standards sort by the most discerning organisations for their staff and customers.”
What trends and initiatives were incorporated?
“Changing trends from the way organisations and individuals seek to use commercial office facilities in CBD locations has been central to all decision making.”
Did you draw inspiration from anything? (another building or project perhaps?)
“Travelling to other CBD markets in Australia has been a source of ideas and inspiration. Emerging trends have been embraced in different settings some of which are relevant to our repositioning program.”
Have you had any positive feedback from current or prospective tenants?
“Throughout, we have actively sought feedback from individuals and organisations. As the final pieces of the jigsaw that has been the change management process were put in place, the positive feedback about what has been achieved has been overwhelming.”
Was the activation of the foyer unique for similar buildings in Adelaide?
“Market commentators have said 95 Grenfell Street provides the best new entry statement in established major office buildings across the Adelaide CBD. Key features are the café and working lounge, the height of the entry, the effective management of natural light, the expansive vertical garden, the effective use of quality natural stone, and the high tech light box feature that links the streetscape to the lift lobby, and they all combine perfectly.”
